What decides a good deck build in South Texas?
Insurance you can hold
Texas has no state license for deck builders, so a certificate of general liability insurance is the document that matters. Timeless Sunsets carries $1M and will send the certificate; Diamond Decks and Creative Concept say "licensed and insured" without amounts; three builders publish nothing.
A price before the site visit
Only Timeless Sunsets publishes per-square-foot ranges; Creative Concept publishes one package price. A range does not replace a quote, but it tells you whether a builder is in your bracket before anyone measures the yard.
Warranty term in writing
Four of six do not publish a workmanship term. Ask for it, and ask how the composite manufacturer warranty (25 to 50 years on TimberTech and Trex) gets registered in your name.
Substructure, not just boards
Texas wind loads, expansive clay soil and 100-degree summers are handled in the footings, framing and hardware, which is what a quote should itemize. Composite boards over a bad frame still fail. The American Wood Council publishes DCA 6, the prescriptive deck construction guide most inspectors work from; ask which parts of it your quote follows.
Who is on the crew

Permits are the builder's job, not yours
Most decks over 30 inches or attached to the house need a residential permit from San Antonio Development Services, and the inspection happens whether or not anyone pulled one. Ask who files it and whether the price includes it.
What they do not build
River City, Alamo and Timeless Sunsets do not build outdoor kitchens; Diamond, Creative Concept and Texas Deck Pros do. Timeless Sunsets also does not do deck repair. Pick a builder whose scope matches the whole project so you are not managing two contractors.
